Gas Safety Certificates for Landlords

If you’re a landlord, you’re legally responsible for keeping your property’s gas appliances safe for tenants. That means arranging a Gas Safety Inspection every year. Our qualified Gas Safe engineers carry out a full assessment of your gas appliances, flues, and pipework to ensure everything is operating safely and efficiently. We also test for gas leaks and carbon monoxide risks, giving you complete peace of mind.

Once the inspection is complete, you’ll receive a Gas Safety Certificate (CP12), which must be given to your tenants within 28 days and retained for two years. It’s also a legal requirement to provide this to new tenants before they move in.

We also offer ongoing boiler maintenance to keep systems in top condition, boiler repairs when faults arise, and professional boiler installations when it’s time for an upgrade. Whatever your needs, we’re here to help you stay compliant and keep your tenants safe.

Commercial Gas Safety Inspections and Certificates

Gas safety inspections for commercial properties require a more specialised approach than residential checks. With systems such as plant rooms, multi-boiler setups, and high-capacity gas appliances, commercial environments require the right expertise and attention to detail.

At Akehurst, we’re fully qualified and experienced in delivering compliant, efficient inspections across a wide range of commercial settings, from schools and offices to factories and warehouses. We tailor our service to your needs, minimise disruption, and help keep your business safe, legal, and operating without interruption.

Landlords must have all gas appliances inspected annually. Business owners are also legally required to ensure that all gas systems in commercial premises are safe, even if the gas is only used for heating or hot water.

For landlords, it’s every 12 months. For commercial properties, frequency may vary depending on risk assessments, appliance type, and usage, but annual checks are strongly recommended and often contractually required by insurers.

Inspection timing varies based on complexity, access, and the number of appliances. When booking, our team will provide an estimated duration.
