Akehurst Group has supported the Belfry Shopping Centre in Redhill with a planned preventative maintenance contract since 2024, covering core mechanical systems including commercial boilers, air conditioning, ventilation fans, and water heaters.
With quarterly, six-monthly, and annual service schedules, we keep the centre’s critical infrastructure operational and compliant throughout the year.
Being on-site regularly has allowed us to build a strong working relationship with the centre management, and we consistently identify opportunities to support the facility beyond our core contract.
We proactively work with the centre to identify and quote any required remedial works in addition to scheduled maintenance, helping them to avoid unexpected breakdowns and expensive emergency repairs.
Each service area follows a two-tier schedule: full services include complete strip-downs and electrical checks, while interim services focus on cleaning and visual inspections. Below, we break down each service area and what’s involved.
Every quarter, we check the plant room pumps to make sure they’re running correctly. We also inspect the localised water heaters serving the public toilets, staff rooms, disabled toilets, and kitchenette breakout areas.
For under-sink water heaters, we test the pressure relief valves and verify that the expansion vessels (which absorb pressure changes in the system) are functioning properly. After each visit, we issue a full site audit report confirming everything has been checked and is operating correctly.
We carry out two services on the commercial boilers each year. The annual service is a full strip-down, while the six-month interval service is a visual check to ensure all dials are correct and the system is working within its parameters.
We complete two full services and two interim services on the ventilation fans each year. A full fan service involves a complete strip-down, cleaning the grills, removing dust buildup, and checking all electrical connections to ensure everything is running properly.
The interim services focus on cleaning the fan propellers and removing dust to maintain optimal airflow.
As with the fans, we provide two full services and two interim services at three-month intervals.
A full air conditioning service includes gas readings, which involve checking refrigerant levels and pressure, a complete strip-down, checking electrical connections, and verifying that the system is working within parameters. We also check the temperature and flow rate of the incoming air.
Interim services involve a thorough cleaning and inspection to ensure the units are in good working order.
Our heating and air conditioning engineers hold Gas Safe and F-Gas accreditations, meeting all legal requirements for commercial systems.
